I just wanted to let everyone know how the Ron LeGrande seminar that my wife and I attended in Edmonton on March 9th has panned out. What Ron taught us on that day made complete sense to me, even though I couldn't quite get my head around all of it. The seminar was on Saturday March 9th and after listening to his cd's, the following Thursday everything hit home. I began searching for an ugly home to go after and earn my $1600 dollars back from this guy. Well on Saturday I found ugly and I mean ugly! Not quite as ugly as the ones Ron showed us but close.
The after repaired value of the home is $200,000.00 dollars I put Ron's formula to work and offered way below the MAO ( maximum allowable offer). All the right factors were there, a motivated vendor, a clear title, and one ugly house. I bought the house for $59,900 dollars and it needs $40,000 dollars in repairs. It will take the trades people two months to rehab the house. When all is said and done we have the potential of making $100,000 dollars (ish). If this does in fact happen good-bye job, hello new career. We currently have two more offers in on uglies which we will wholesale and twenty-three more that we are sorting through (suspects from prospects).
Ron has given us a new perspective on real estate, and anything new is a hard step to take but as they say if you can get out of the box way of thinking there is a whole new ball game out there waiting to be explored. I realize this is not for everyone, and in the same token it may not be for me, but nothing ventured nothing gained. Someone once said to me "if you have no regrets in life you haven't lived." This doesn't mean we plan to fail, it just encourages us to try to succeed.
I plan to buy houses the Ron LeGrande way, the ones I like I will hold as rentals until it is time to sell. By doing this I guarantee myself a positive cash flow. Like Don has been saying it just takes that 10% more to get us there, not all that much really when you put it into perspective.
