First off I would like to wish all of you good people at REIN all the best in the upcoming year, and thank you for the wealth of information you've brought to my world.

Secondly, I have made my first offer on a property since becoming a member of REIN, and did so with more confidence than before thanks to all of the work that REIN has put into the Quick Start Program and shared with us as members.

It is a simple cash to mortgage deal on a single family home in the Evergreen area of Calgary. With a good mortgage in place, and in a good rental area I expect that the positive cash flow from this one will be around $200/month.

While not quite within the 10% sollution, I believe it is a good sound property that will appreciate at a good rate.
