just wanted to send a quick note thanking you for the advice in the last week. I had my first offer accepted on Monday. Right now I am just waiting for the condo documents so that I can finish up my due dillegence on it. It looks like it will actually be a good deal as long as everything turns out clear.
I was actually quite affraid to submit my first offer as I wasn't too sure if I was ready to make the purchasing step. Therefore I decided to just lowball the offer, put in a long closing, etc in order to keep the person from accepting. I figured that would end up buying me a bit of time to make sure I was ready to make the step. We went to submit, and the sellers agent actually refused to submit the offer at first as he thought that it was way too low. We talked him into submitting it anyways. Suprisingly I had a signed and accepted offer faxed back about a half hour later. I guess the guy had moved off east and was just wanting to get rid of the unit and wasn't really concerned with the terms. Therefore he didn't even bother with a counter offer :). I guess now I know it is worth while submitting offers as you never know when they will be accepted.
